3 Steps to Finding Apartments or Houses for Rent in Indiana PA

  1. Start looking early, like yesterday – the best houses won’t wait for you. We suggest you talk to your friends and figure out who you want to live with by September 15th and then call us right away. It’s a year ahead of time, but if you wait all you will get is the leftovers.

  3. Sign your lease – you’ve seen the house, you know it’s the perfect place to live your dreams. Come back to our office and sign your lease. That’s it, you’re done.

  2. How do I turn on my utilities

    You are responsible to turn on the utilities to your apartment.  You can find a list of utility providers and their phone numbers here.  Please refer to your lease to see which of the utilities are included.

  3. What furniture is included in my apartment?

    Our apartments come furnished. The bedrooms have twin size beds, dressers, and desks. Each bedroom has a closet or clothes rack for hanging up clothes. The living rooms come with couches, coffee tables and flat screen TV's.  The kitchens have either a breakfast bar with barstools or a table and chairs. All rooms have overhead lighting.
    Furniture you will want to bring with you – desk chair, end tables, coffee tables, lamps, TV (some of your apartments include them, please refer to your lease).

  4. What happens if one of my roommates doesn't come back to school?

    You are renting your house as a group, so as a group you are responsible for the total amount of the rent.  So if one of your housemates doesn’t come back to school you have three options:

    1. Find another person to take their spot on the lease.
    2. The person who is not coming back agrees to pay the rent even though they aren’t living there.
    3. The remaining people pay the higher rent amount to cover the portion of the person not coming back.

     

  5. Why do my parents have to sign a Parent Guarantee form?

    The Parent Guarantee form is like having a co-signer on the lease. Since you are a college student, you most likely don’t have much money. So if your financial aid doesn’t come through or for some other reason you are unable to pay the rent, we need to know they are backing you up.

  6. What if I'm getting financial aid and want to use that to pay my rent?

    If you are getting financial aid/loans and are going to use the proceeds from them to pay your rent, we will work with you.

    When your rent is due, we ask that you send in a $500 down payment and a copy of your landlord letter showing us that your financial aid has been approved. Then you can pay us the balance of your rent once your loan funds.

  7. What do I do if everyone but my roommates and I are infected by a mutant virus and they all turn into raving zombies?

    The math just isn't in your favor (6+ billion against you and your roomies). You're pretty much out of luck. Play videogames until they get you.

  8. What if the parking lot is full?

    Call the Tow Truck at 724-463-3851 and they will come and tow the cars that shouldn’t be there.

  9. What if my car gets towed?

  10. What if I want to stay for the summer session?

    If you’re staying with us in the same apartment in the fall, congratulations! It’s free and you just keep your keys.

    If you’re not coming back in the fall, please contact us to sign a summer lease. The rent is $500 per summer session.

  11. When will I get my security deposit back?

    Within 30 days of everyone moving out of your apartment, normally the end of May, beginning of June. However if people from your group are staying for summer classes, you won’t get it back until after they move out.

  12. When can I move in?

    We allow people to start moving in on the Wednesday before classes begin in August. If you need to move in earlier than that, please contact us so that we can try to get ready for you.  There is an early move in fee of $75 per week that you move prior to that Wednesday.

  13. How do I get my keys?

    You receive a Welcome Packet that is mailed to your home address towards the end of July with all your move in information.  But the short answer is to stop by our office located at 835 Grant St.

  14. What do I do if I get locked out?

    If it’s before 5pm, someone will be around to open it up for you.  If its after 5pm, on weekends, or during holidays, call the emergency maintenance number and if someone is available they will come let you in. For afterhouses lock outs there is a $75 fee.
